In a building, the areas most likely to be overlooked are often not the walls or floors, but the joints between them.
Window and door edges face sun, wind, and rain every day. Wall panels and stone surfaces move slightly as temperatures change. Roof tiles and concrete components also need room to accommodate expansion and contraction. When joints are not sealed properly, they may eventually crack, lose adhesion, or show signs of weathering, affecting both appearance and maintenance.
XMCS69 Multifunction Hybrid Sealant is designed for these small but important joints. It is a one-component, room-temperature moisture-curing hybrid sealant with low modulus, high elasticity, good weather resistance, and excellent workability for elastic joint sealing in construction and related applications.
Construction materials are not completely static.
Wood expands and contracts with changes in humidity. Metal and concrete respond to temperature changes. Stone, PVC profiles, and precast components may also experience small movements. If a sealant is too rigid, these movements can create concentrated stress in the joint and eventually lead to cracking or loss of adhesion.
XMCS69 is designed with a low modulus. It offers elongation at break of at least 750%, with a Shore A hardness of approximately 28, helping the sealant combine adhesion and sealing with flexibility and movement accommodation. For joints exposed to temperature changes, weather, and natural material movement, the ability to move with the substrate can be more valuable than hardness alone.
XMCS69 can be evaluated for a wide range of construction joints and connections, including:
In simple terms, XMCS69 is suitable for applications that require a balance of sealing, adhesion, and movement accommodation. For specific substrates and project structures, a compatibility and adhesion test is recommended before large-scale application.
One of the most frustrating parts of jobsite work is having to use a different preparation process for every material.
According to the TDS, XMCS69 offers good adhesion to most common substrates and can generally be applied without primer. This can help reduce preparation steps and make joint sealing more straightforward. However, “primerless on most substrates” does not mean “no surface preparation.” The substrate must still be clean, dry, and free from dust, grease, standing water, and loose particles.
If the surface contains rust that can peel away easily, it should first be removed with a metal brush. When necessary, the surface may be wiped with an organic solvent such as acetone. For special substrates, treated surfaces, or projects with strict adhesion requirements, a small-area test should be completed first.
The performance of a sealant depends not only on its formulation, but also on how easily installers can apply and finish it.
XMCS69 can be applied with a manual or compressed-air gun. After application, the sealant should be tooled immediately so that it properly contacts both sides of the joint. Where clean edges are important, masking tape can be applied along both sides of the joint before application and removed promptly after tooling.
The tack-free time is approximately 15–20 minutes, and the curing rate is at least 3.0 mm/24h. Under suitable temperature and humidity conditions, installers have workable time for application and tooling while maintaining a steady curing process. Actual curing time depends on temperature, humidity, joint dimensions, substrate condition, and other site factors.
For interior renovation and some construction projects, sealing the joint is only the first step. The joint may later need to be painted or matched with the surrounding surface.
XMCS69 is paintable, which can help it blend more naturally with walls, wood, doors, windows, and other decorative surfaces. Paint compatibility can vary between coating systems, so a small-area test is recommended before the full application to confirm coating adhesion and final appearance.
Once a joint has been sealed, frequent rework is rarely convenient. Weather resistance and temperature capability are therefore important considerations during product selection and installation.
XMCS69 offers good weathering and UV resistance for construction joints that may be exposed to outdoor conditions. Its temperature resistance range is approximately -45°C to 90°C, while the recommended application temperature is 5°C to 40°C. When correctly applied under suitable conditions, it can help joints handle everyday temperature changes and environmental exposure.
Typical TDS properties include:
| Solid content: | ≥96% |
| Density: | 1.35±0.05 g/cm³ |
| Tack-free time: | 15–20 minutes |
| Curing rate: | ≥3.0 mm/24h |
| Tear strength: | ≥6 N/mm |
| Shore A hardness: | approximately 28 |
| Tensile strength: | ≥0.7 MPa |
| Elongation at break: | ≥750% |
| Application temperature: | 5°C to 40°C |
| Temperature resistance: | -45°C to 90°C |
These values are based on the test conditions and technical requirements stated in the TDS. Actual performance may vary depending on the materials, application method, and site conditions.
XMCS69 is available in 300 ml cartridges, 600 ml sausages, and 55-gallon 280 kg drums, allowing customers to select a suitable package for repair work, regular installation, or large-scale projects.
Cartridges are convenient for home renovation, door and window finishing, and small repairs. Sausage packs and drums can support the material supply needs of continuous installation and larger projects. The product should be stored sealed in a dry environment below 25°C, away from high temperatures, moisture, direct sunlight, and impact. The shelf life is 12 months.
Sealant may be one of the least noticeable materials in a renovation project, but it can have a direct impact on the durability and appearance of doors, windows, wall panels, stone, roofs, and other connections.
XMCS69 uses low modulus and high elasticity to accommodate substrate movement, weathering and UV resistance to face everyday exposure, and good workability to make site application easier. Its paintable property also helps the finished joint blend into the surrounding design.
It is not designed to make the job complicated. It is designed to make one basic task more reliable: keeping joints sealed, finishing edges neatly, allowing materials to move, and reducing avoidable maintenance work later.
XMCS69 is intended for professional applications. Once opened, the package should be used up on the same day; the recommended working conditions are 15–35°C and 55%–75% relative humidity. In low-temperature conditions, material conditioning should follow the TDS requirements. Before full application, confirm substrate cleanliness, material compatibility, and project installation requirements.
